Ariel and Tony Magil had been used to moving every 3 years. Around the time the couple met Larry Purchase, they were already working with a different pair of agents on a previous home transaction. They explained having communication issues with their listing agents and general approach concerns.

The Magil's owned their previous main residence but contemplated the idea of purchasing an investment property in Downtown Toronto in 2014. After getting to know Larry socially, they used Larry as their buyer's agent to find their future investment home. With a successful purchase experience, they ended up renting this home for 3 years. In 2017 Ariel and Tony decided to sell their main residence and Larry once again represented them in the sale of this home. The couple moved into their Downtown investment home where they are currently living.

Why Larry Purchase?

After meeting Larry socially at a work function the Magil's spoke with Larry about their idea of looking for an investment property. Larry was very proactive about his approach in looking for homes that might appeal to them. He seemed to have a good understanding of the market and exuded extreme experience which appealed to the Magil's. They were so happy with how their buying experience worked out that they ultimately used Larry in the representation for the sale of their main residence.

What Stuck Out To You?

How things turned out during their sale was basically on point with how Larry anticipated they would unfold. This gave the couple peace of mind.

There was a point of discomfort for the Magil's because they just so happened to put their home on the market right before the market dropped. This was due to the introduction of the foreign homebuyer's tax in 2017. Although this was unpleasant timing, Larry did a good job of keeping both of them calm. He was able to explain very patiently why they were imploying the strategy that they were. He didn't let the Magil's take their eye off the ultimate goal.

How Was Larry Purchase Different?

Larry took care of everything. He walked the house and put together an evaluation based on the other sales in their neighborhood. While he didn't promise the stars, he was very realistic about what they could achieve. 

Larry arranged for property photos to be taken and made sure the property was well presented for all showings. The Magil's owned a semi-detached home and they had a pair of previous tenants also living in the home during this time. Larry always dealt with their tenants in a delicate and professional way. 

Moving into the future when they do more buying and/or selling they feel confident that the advisement they will receive from Larry will be accurate. They did extremely well in the sale of their property and fully believed Larry delivered on all fronts.

Ariel's Advice to You

If you're considering selling your home, my advice would be to 

"Be patient. Have a strategy and stick to it. It is very emotional, especially when selling and people are coming into your space and seemingly judging it. Take the personal out of it and work with a professional that can help you keep your eye on the prize."
